I was on holiday in Greece.
First proper break in years. And I couldn't enjoy it. My phone kept ringing. Texts from my boss. "Where's the file?" "What's happening with this deal?"
I was 25 years old, working 70-hour weeks in an estate agency, winning awards, climbing the ladder... and completely trapped.
Sitting there by the pool, I made a decision: I'm not living like this anymore.
I started in estate agency at 18 and quickly rose through the ranks. But I kept losing the best listings to older agents with established brands.
So I pitched a simple idea: a premium division focused only on luxury homes. We called it Premier Homes of Distinction.
Almost overnight, we went from having virtually no high-end listings to 35β40 luxury properties.
Positioning beats effort. Every time.
In 2007, I borrowed money to buy a franchise. The model was simple (and awful): cold call small businesses and sell them listings in a directory nobody used.
I still remember a driving instructor screaming at me. "I need 5 more learners before the end of the month or I go bankrupt." He was paying Β£20 a month and hoping for marketing miracles.
They sent us to a cold-calling seminar. Some guy pacing the room shouting, "Face rejection! Push through!" I looked around and felt empty. This wasn't the path.
During that mess, I read a book called Never Cold Call Again. One idea hit me hard: Stop chasing people. Create value that attracts them. Authority marketing.
So I tried it. I wrote a short guide on SEO, emailed it to business owners... and suddenly they wanted to talk to me. It worked.
But I still knew: I didn't want to build my life selling ad listings. So I went back to my estate agency job, tail between my legs. But the lesson stayed with me.
In 2008, I discovered affiliate marketing. Promote other people's products. Earn commissions. No cold calls. No inventory.
I did what every beginner does. I promoted everything. Weight loss. Teeth whitening. Make money offers. Forums. Ads. Spam. Losses. Nothing worked.
Until my first mentor made a throwaway comment on a group call: "What do people already ask you for advice about?"
